Assistant Property Manager - ST. CLOUD, MN

Job Description

We are growing and need to add friendly and talented individuals to our team! Our company is seeking an Assistant Property Manager/Leasing Consultant to assist with a portfolio of apartment communities. Responsibilities

  • Maintain the physical integrity of assigned communities
  • Assist with accepting move out notices, service requests and resident transfers
  • Responsible for implementing lease renewal and resident retention programs
  • Manage resident relations issues, which includes taking resident phone calls, requests and concerns
  • Performance of all activities related to apartment rentals, move-ins, and lease renewals
  • Interact directly with prospective and current residents to achieve maximum occupancy
  • Generate and handle traffic, leasing apartments, qualifying prospects, preparing leases
  • Assure compliance with company policies
  • Schedule showings in an efficient manner for multiple Leasing Associates.
  • Periodically conduct leasing tours of units.
  • Process applications, screening reports and prepare lease-related paperwork in an accurate and timely manner.
  • At all times, utilize Fair Housing standards and practices as defined by state and federal law.

Qualification & Requirements

  • High school education or equivalent required. College degree and industry certifications preferred.
  • 2 years minimum property management experience
  • Proficiency in Excel and Microsoft Office
  • Property management software experience preferred, experience with AppFolio is a plus
  • Effective time management
  • Excellent customer service skills
  • Ability to use tact, diplomacy and a clear, courteous manner when dealing with co-workers and the public.
  • Strong written and verbal communication skills

LEASING CONSULTANT  - ROCHESTER, MN

Job Description

SoRoc on Maine Apartments is looking for an experienced Leasing Consultant who is a self motivated individual to complete hands on tasks to assist at this apartment community.

Responsibilities

Duties will include (this list is not all inclusive):

  • Answering phones, emails, and walk ins to show apartments and answer lease inquiries

  • Plan and coordinate resident activities
  • Marketing duties
  • Rent collection
  • Maintain excellent resident retention programs
  • Prepare, review, and executes leases with new and renewing residents
  • Enforce property rules
  • Mediating disputes between neighbors
  • Showing available apartments to prospective tenants
  • Responding to emergency situations that arise
  • Handling/processing lease and application paperwork in accordance to company requirements

 Maintenance Supervisor  - ROCHESTER, MN

Type: Full Time     |     Start Date: Early July 

Job Description

This 186 unit property is searching for a self motivated individual to complete hands on tasks and manage the maintenance side of the property. You will have one Maintenance Tech to oversee as well.

Responsibilities

Duties will include (this list is not all inclusive):

  • Building maintenance, assisting with contractors onsite, grounds repairs, and turnover repairs.
  • Shoveling and salting of all sidewalks
  • General grounds maintenance tasks
  • Keeping an inventory of parts needed
  • Ordering or purchasing the necessary parts
  • General repairs of all common areas and units
  • General turnover maintenance, window glass repair, screen repair, locks, HVAC repairs, general plumbing and electric repairs, and other general maintenance repairs in units and in the building common areas. Due to the nature of the position, the above list is not all-inclusive. Other general repair duties will also be performed.
  • Painting units and/or common areas
  • Test and maintain all emergency lighting
  • Daily tasks, as assigned by Community or Property Manager
  • Check exterior of buildings for any maintenance problems.
  • Replace light bulbs as necessary – interior and exterior
  • Repair and replace locks and fobs as needed.
  • Repair and replace windows and screens
  • Plumbing: unplug toilets and drains, replace toilet repair kits, replace faucets, seats, and washers, general plumbing repairs
  • Electrical: handle general electrical repairs, replace light switches, fixtures, outlets and fuses, replace phone jacks, replace/repair exit lighting
  • Mechanical: general repair and replacement of appliances, all general heating control repairs
  • Air conditioners: clean filters, compressors, and condenser coils
  • Mechanical/Common Area Rooms/Supply Rooms: maintain in a clean condition, be familiar with operational procedures of heating systems, sweep and clean floor as necessary
  • Carpentry: sheetrock repair, paint, and texture
  • Maintain cleanliness in trash rooms and trash chutes

Qualification & Requirements

  • Responsible for repairs to apartments, common areas, and operation, and care of equipment.

  • Reports directly to Property Manager.
  • Make efforts to use the most cost-effective methods when completing a task.
  • Be able to lead Maintenance Technicians and delegate tasks to Maintenance Technicians.

Job Description

We are looking for a Caretaker to join our team and maintain our buildings.

Responsibilities

Duties will include (this list is not all inclusive):

  • Manage on-going resident communication and requests.
  • Clean and provide basic maintenance to apartments when resident vacates.
  • Maintain interior common areas (Vacuum, dust, clean windows, mop and sweep floors).
  • Remove trash and upkeep grounds.
  • Keep sidewalks free from snow & ice.
  • Organize and complete apartment turnovers. 
  • Clean vacant units and make ready apartments to meet standards.
  • Show and lease apartments on a limited basis.
